Samantha paying attention to a buyers qualifications is more important than ever. Given how the financing industry has changed it is great when you know the lender as well.

I don't even let buyers in my car without a legitimate pre-qual letter from a mortgage broker that I know and trust.  With the price of gas these days I can't afford to risk it.

I agree with both of you...a pre-approval from a qualified lender is a must, preferably one you have been working with for years, someone you trust.

I agree 100%. In todays market you want the mortgage professional to take their time and review all items to ensure the fit makes sense. VA and FHA are having guidlines changes often. As well as the PMI companies as it relates to declining markets and what they will and will not provide pmi on for conventional loans
